KB Home responds to demand for smaller-sized homes

Is the era of the great American mansion over? For years the size of houses has been growing but now Tucson is among several places in the United States where builders are introducing smaller homes.

The average U.S. home for sale grew 60 percent from 1970 to 2004 - to 2,330 square feet from 1,400 square feet, according to the National Association of Homebuilders.

For a variety of reasons, there is growing demand for smaller homes. In Tucson KB Home is responding to that demand with a 1,004-square-foot home priced from $132,000 to $157,000, according to Mark Rodocker, division president of KB Home.

"The average square footage we had with our older plans was 2,200 square feet," he said. "The average is now 1,950 square feet."

Rodocker said KB Home is offering floor plans ranging from 1,004 to 1,608 square feet at its San Lorenzo at Rancho Valencia development near Valencia and South Swan roads. It is also offering homes starting at 1,378 square feet at Presidio del Cielo in Sahuarita.

"It comes down to being able to offer functionality for the homeowner — or for those looking to downsize — and still provide an enjoyable and livable home," he said. "We’re focusing on the first-time homebuyer, providing smaller floor plans to expand offerings and creating more affordable homes that are still built to order where the customer can come in and personalize his home.

There’s a growing market for smaller homes among singles, divorcees, newly married couples and empty nesters who want to downsize," Rodocker said.

Rising energy costs and growing environmental concerns are also creating new housing trends that KB Home is trying to fill, Rodocker said. For example, KB Home gives buyers choices that can reduce energy and water use. While all homes now include four-star energy appliances, buyers also can select products that can reduce water use by 30 percent.

Economic recovery will follow residential

It’s all about residential real estate in Tucson and the economy won’t pick up until the housing market recovers. That’s the prediction of George H. Amos III, president and chief executive of Tucson Realty & Trust Co.

Residential housing drives the Tucson economy and when housing hurts, just about everything else is affected, Amos said, adding that the limping housing market here is beginning to affect commercial real estate markets as well.

"Our feeling is that if markets can stabilize and oil comes down, things should start getting better by mid 2009 — it may be 2010 before things gain momentum," Amos said. "But recovery will occur only if housing takes off in March of next year. If not, recovery probably won’t begin until 2010."

Amos said tightening in the credit market could have a devastating effect on Tucson. He predicted loan terms to developers from banks here will be "a lot harder" and the region won’t see as much development because lenders won’t be lending.

As developers’ notes come due, Amos said, some banks won’t renew loans and there will be a "domino effect." Smaller banks have been making the majority of developer loans here, he said, and they aren’t making those loans now.

Want a ranch? Head for Mexico

If you’re interested in investing in ranch land, you might want to focus south of the border. Richard Johnson, ranch, farm and land specialist with Tucson Realty & Trust, says Mexican ranches are appealing to investors for two reasons: The Mexican labor market that has dried up in Arizona has largely returned to Mexico and, more importantly, it’s still possible to make money ranching in Mexico.

Yearling cattle at 650 pounds bring about the same price at market in Sonora as they do in Arizona, $500 to $550. But it costs substantially less to raise that yearling in Sonora - $25 to $50 compared to $150 to $300 in Arizona.

"Operating costs down there are 10 percent of what they are in the United States," Johnson said. And it’s similar when it comes to the price of buying ranch land. He said ranch land near Sonoita in Arizona is priced at about $3,700 per acre but a similar ranch in Sonora is $450 per acre.

Still though, Johnson said there are plenty of investors who say they have money to buy land; they’re just waiting for prices to bottom.

Barker Morrissey hired for TI’s Williams Centre site

Barker Morrissey Contracting has been hired to build and renovate space in Williams Centre for Texas Instruments relocation from its current facilities at 6730 S. Tucson Blvd. near Tucson International Airport.

The project involves renovating 75,000 square feet at 5401 Williams Court with completion expected fourth quarter 2008, and building a new 25,000-square-foot office building at 5411 Williams Court, with completion expected in second quarter 2009. The renovated space, owned by Bourn Partners, previously housed AOL.

Toll Brothers rolls out Madera Highlands project

Toll Brothers, which builds luxury homes, will launch its second new home development in the region, Madera Highlands, in Sahuarita.

Two model homes - the Cantabria and Vicanto - are open in the gated neighborhood that will be made up of 60 semi-custom homes on estate-sized sites. Three other floor plans are available ranging from 2,925 square feet to more than 4,000 square feet. Prices start in the low $600,000s.    

Home Depot gives $10,000 to Habitat for Humanity

The Home Depot Foundation has given $10,000 in gift cards to Habitat for Humanity Tucson to support the organization’s 7th Annual Building Freedom Day Sept. 11. On that day 350 volunteers will begin construction on five new homes in the Corazon Del Pueblo development where nine Habitat homes have already been completed and two are in progress. Corazon Del Pueblo is on 70 acres one mile east of the Interstate 10 and Valencia Road interchange near Littletown. 

Home Depot’s grant will allow Habitat to purchase building materials, tools and other equipment.
